Three inns that still hold harbor-view rooms in April
The Bracket House
Tucked one street back from Ceres Wharf, the Bracket House runs eight rooms and doesn't list with the big engines. Call directly—Joanne at the desk keeps a paper ledger and usually has a double free midweek, even when the waterfront properties show solid through May. Rooms on the third floor look over slate rooftops straight to the tugboat basin. Breakfast is continental but generous: hot coffee, berry compote, house granola. No elevator; pack accordingly.
The inn closes entirely the first week of November for roof work, so spring and early fall are your windows. You can check availability by phone Tuesday through Saturday, 9 to 4.
The Salter's Keep
Out past the Memorial Bridge on the Kittery approach, the Salter's Keep occupies a renovated 1820s customhouse. It's technically Maine, but the harbor view is pure Portsmouth—Piscataqua current, tugboats nudging barges toward the naval yard, gulls working the fish pier at dawn. Six rooms, all different sizes. The two corner suites face southeast and catch sunrise over the basin.
Paula runs it with her sister; they're pleasant, not chatty. Parking is included, which matters more than it sounds when you're this close to the bridge. They sometimes hold one room off the online calendar for repeat guests, so it's worth a call even when the website says booked. No dinner service, but the Salt Ledger is a ten-minute walk if you're up early.
The Archer Inn
The Archer sits on Vaughan Street, a five-minute walk from Prescott Park and the working docks. It's the largest of the three—fourteen rooms—but still family-run. The building's older (1790s), and they've kept most of the original pine floors and the narrow back staircase that leads to the third-floor singles. Those singles are small but cheap, and they all have dormer windows angled toward the Piscataqua.
Breakfast here is cooked to order: eggs, toast, decent bacon. They'll pack it to go if you're catching the early ferry to Wicket Island. April's a shoulder month, so they're more flexible about one-night stays than they are in July. The front-desk staff will hold a room by phone for twenty-four hours without a card, which is old-fashioned and useful.
Timing and deposits
All three inns ask for a night's deposit within forty-eight hours of booking. Cancellations vary—the Bracket House is firm about seven days, while the Archer will refund up to seventy-two hours out if the room re-books. The Salter's Keep splits the difference at five days.
If you're planning around tide or weather, build in a buffer. April can still surprise you with a nor'easter, and none of these places will waive penalties for forecast changes. But they're reasonable people. I've moved a reservation twice at the Archer when a spring storm pushed my travel day, and they worked with me both times.
The harbor fills earliest around Patriot's Day weekend and the last week of the month when the tulips open at Prescott. If your dates are locked, call now. If you have flex, midweek in early April is still wide open.
